The real estate market in the province of Nador is experiencing an unprecedented slump this summer of 2026, despite the return of Moroccans living abroad for the holidays.
The pace of transactions has dropped significantly compared to previous years, according to professionals in the sector.
This decline is attributed to the sharp rise in property prices and construction costs, making home ownership unaffordable for a large segment of households, even for some members of the diaspora who have become more cautious in their investments.
Economic conditions and the rising cost of living in Morocco and in the countries of residence have also reduced demand.
Professionals add that administrative complexities, especially related to the Marchica area and the change of agricultural status of land at the city entrance, have worsened the situation.
National data indicate a 40.2% drop in the number of real estate transactions in Morocco in the first quarter, with sharp declines in major cities; in Nador, the decline reaches 37%, and in Casablanca 37.8%, with property prices falling by about 2.7%.
Observers believe that maintaining high prices amid declining purchasing power has created a wait-and-see attitude among buyers, awaiting lower prices or more competitive offers.
Professionals call for a review of pricing policy and the provision of housing products suited to the middle class, especially with major projects like the Nador West Med port that was expected to give a strong boost to the sector.
